There are certain improvements you can make to your home that will pay off when you sell, and some improvements that won’t. So today I’m sharing three things you should do to prepare your house for sale, and two things you should avoid. 

Upgrades I recommend:

1. The kitchen. When someone enters a home, the kitchen is commonly the first thing they want to see. If you have an up-to-date kitchen with the latest styles, you will certainly get your money back on that investment and then some. 

2. Curb appeal. Don’t forget about the outside of your house. Make sure the landscaping is attractive, and add a fresh coat of paint if the home needs it. As people drive by or see the photos online, these are the things they’ll focus on before they ever step inside. 

3. Energy savings. These days, energy savings are a huge trend. If you don’t have solar panels or energy-efficient toilets, consider adding them. There are also other things you can look into that will make your house more energy efficient such as new windows, ceiling fans, etc.

Enhancements I don’t recommend:

1. Bathrooms. I wouldn’t spend much time renovating bathrooms unless they’re extremely old. Also, don’t spend the time or money adding bathrooms (or other rooms).

2. DIY projects. Be careful doing projects yourself. If you’re not an expert in plumbing, electric, etc. stay away from doing these repairs yourself. Please hire a professional because you can run into legal issues down the road if something goes wrong and the buyer finds out about it.
